Walua Partners, LLC.: Special Management Area Use Permit Application <br /> 4. Coastal Ecosystems: <br /> It is expected that the proposed action will not result in any impact on the <br /> biological or economic aspects of the coastal ecosystem. The project site is not <br /> separated over any major natural drainage system or water feature that would <br /> flow into the nearby coastal system. Please see the Biological Reconnaissance in <br /> the exhibits for a discussion of the botanical resources. <br /> 5. Economic Uses: <br /> The proposed development is not a coastal dependent development. It consists <br /> of private improvements that will be important to the State's and County's <br /> economy as the project site is in a suitable location within the proper zoning. <br /> 6. Coastal Hazards: <br /> The project site is in an area classified as Zone "X", outside the area of flooding <br /> according to the Flood Insurance Rate Maps (FIRM) prepared by the U.S. Corps <br /> of Engineers. All construction will be in compliance with Chapter 27, Flood <br /> Control, and with all regulations of the Federal Emergency Management Agency. <br /> The proposed development would not create an increase in coastal flooding <br /> under normal rainfall conditions, and on-site drainage systems will be developed <br /> to adequately dispose of project generated surface runoff. <br /> 7. Managing Development: <br /> The applicant will notify the surrounding property owners within 300 feet of the <br /> perimeter of the property as required by the Zoning Code and Plan Commission <br /> Rule No. 9 (Special Management Area) public hearing notification requirements. <br /> The applicant is required to serve a First Notice to the surrounding property <br /> owners of the proposed development promptly after the Commission fixes a <br /> hearing date. The First Notice includes the time, date, and place of the hearing <br /> and informs the surrounding property owners the opportunity to participate in <br /> the evaluation of the Applicant's request in the Special Management Area Use <br /> 18 <br />
