Waikoloa Light Industrial Center Change of Zoning <br />Background & County Environmental Report <br />b. Statement of objectives and reasons for the request: <br />Waikoloa Village and the surrounding area are lacking light industrial areas. The closest <br />light industrial areas are the Kaloko Light Industrial Park and the Honokohau Industrial <br />Park in Kailua-Kona and about 28 miles from Waik6loa Village. The Project objectives <br />are to: 1) provide a range of needed light industrial commercial mixed uses in the Waikoloa <br />Village area without exposing the community to unsafe and unhealthy conditions; and 2) <br />minimize traffic and commuting on Queen Ka'ahumanau Highway and Mamalahoa <br />Highway to light industrial areas in Kailua-Kona on Queen Ka'ahumanau Highway and <br />Mamalahoa Highway. <br />The need for the light industrial commercial mixed space is the well-known demand in the <br />community for such spaces along with the alignment of the General Plan, State Land Use <br />Urban District, and South Kohala Community Development Plan (CDP), all of which allow <br />or designate such uses on the property. <br />C. Number of acres/square feet: <br />• Total Area: 29.610 acres/1,289,812 sf <br />• Area to be rezoned to the MCX zoning district: 26.052 acres/1,134,825 sf <br />• Area to remain in Open zoning district: 3.558 acres/ 154,987 sf <br />d. Proposed units/lots/floor area of proposed building envelope: <br />• Lots: Ilot. <br />• Floor Area: Self -storage approximately 174,664 sf; MCX buildings approximately <br />64,944 sf. <br />• Units: Self -storage unit count too early to be determined; MCX buildings have <br />approximately 22 units <br />e. Development timeframe and cost: <br />• Development timeframe: 3 years from approval of change of zoning <br />• Cost: $30M (239,608 gross sf x $125/sf) <br />f. Membership size/number of employees and clientele: <br />There will be no membership required. The number of employees has not been determined <br />and will be dependent on the businesses that choose to lease space in the Project. The <br />clientele is expected to be contractors, other types of businesses needing industrial or <br />commercial space, and their customers. <br />g. Parking arrangement: <br />Parking for the project will comply with all zoning requirements. For MCX uses there will <br />be 1 space per 300 sq ft and for self -storage uses there will be 1 space per 100 units. This <br />amounts to 156 MCX parking spaces and 17 self -storage spaces. <br />0 <br />
