The topography is <br />grass coverage with some rock underneath. <br />C. The zoning for this property is RA.5a The current designation for the general plan is <br />urban expansion. The state land use is residential. The property is not in an SMA. It sits <br />in the Kona CDP planning area area for the community development plan. Special <br />Permit is required to allow a school under RA zoning and Rural SLU designation. <br />D. The surrounding properties are zoned agricultural, TMK: 740060370000 directly next to <br />the subject property has a Special Permit No. 549 that Makualani elementary school is <br />currently operating their elementary school campus on, this encompasses grades up to <br />5th grade. TMK 740060470000 directly to the east of the subject property is also zoned <br />Ag and is operating under a special use permit to be able to operate Grace Community <br />church. <br />E. Flood Insurance Rate Map (FIRM) designation please see attached FIRM map. The <br />property is located in Zone X <br />F. There are no known archaeological resources that are on the property to the best of our <br />knowledge. <br />G. There are no known cultural resources or custom native Hawaiian rights practiced on the <br />property to the best of our knowledge. <br />H. The floral and fauna resources that are on the property consist of elephant grass, two <br />ohia trees, 1 silver oak tree, 1 jacaranda, multiple areca palms, monstera, avocado trees, <br />and multiple royal palm trees. We have also seen invasive wild pigs, chickens, and <br />mongoose. <br />I. No Public Access <br />The road into the property is approximately 24' wide and in good condition. Please <br />see attached deed for legal access information, a topo/plot plan has also been attached <br />to show easements, and distance of proposed buildings off the paved road on the <br />property. This entrance as shown in the scaled plot plan attach will be the main ingress <br />and egress to the property. We will not need to enter the property under special permit <br />549 to access the new property. The access to enter the property under special permit <br />number 549 is 175' heading west on Palani road. <br />K. There is a separate access to enter the TMK with the current special use permit no 549. <br />This entrance as shown in the scaled plot plan attach will be the main ingress and egress <br />to the property. We will not need to enter the property under special permit 549 to <br />access the new property. <br />L. There will be no impact on traffic. There is a turn lane that has been installed years ago <br />for the other parcels that surround this property. Vehicles entering the property can do <br />so currently from both lanes of traffic and there is also another entrance to the main <br />Makualani campus approximately 60 yards south west of the turn lane that <br />accommodates most of the ingress into the current Makualani school campus. <br />
