A. Goals <br /> 1) To ensure compatible uses within and adjacent to single-family <br /> residential zoned areas. <br /> The proposed use includes a 750 s.f portion of the 12.381 acre subject <br /> property which currently holds a church building and residence. The <br /> proposed use will not substantially alter its current use, and remains <br /> consistent with the above Land Use Element goal. <br /> 2) To provide single-family residential areas conveniently located to <br /> public and private services, shopping, other community activities and <br /> convenient access to employment centers that takes natural beauty into <br /> consideration. <br /> The proposed use will address cellular coverage needs to the <br /> applicant's customers located around the surrounding neighborhoods, <br /> school and churches. The applicant took the natural view plane into <br /> consideration, and subsequently chose a stealth monopalm design. The <br /> proposed use is consistent with the above Land Use Element goal. <br /> 3) To enhance the overall quality of life in our residential communities. <br /> Consumers' usage of wireless devices continue to increase. The <br /> applicant's services allow consumers to build and maintain social <br /> relationships with family members and friends, deliver vital <br /> communication tools for growing businesses, and provide ease of mind <br /> during emergency situations. The applicant feels this is consistent with <br /> the aforementioned Land Use Element goal. <br /> B. Standards <br /> 1) Areas shall have basic improvements and amenities necessary for <br /> immediate use. <br /> The proposed use will allow customers improved coverage within the <br /> neighborhoods, school, and churches surrounding the proposed site <br /> location. The use proposed is consistent with this Land Use Element <br /> Standard. <br /> 3. PUBLIC UTILITIES ELEMENT <br /> The proposed use will be consistent with the Public Utilities Element of the <br /> General Plans, as identified and described below: <br /> 18 <br />
