You can see there's a loop driveway that they're proposing, and then some parking over <br />near the commercial area. <br />The Applicant's current request is to amend Condition C of the ordinance to request a five-year <br />time extension to secure final subdivision approval. Because there are—let me back up a little <br />because there are four lots in the rezone area, they're proposing to consolidate the lots and then <br />resubdivide it to align with their future development plans. <br />They are also requesting to amend Condition G to change the timing of installing the drainage <br />improvements in order to allow the Applicant to subdivide the property and receive Plan <br />Approval and then construct the required drainage improvements in conjunction with the <br />development of the assisted living facility. The way that the condition currently reads, it requires <br />that they install and get final FEMA approval for the drainage improvements before they can <br />subdivide the property. <br />And, their last request, they had asked the Planning Department for determination of whether the <br />fair share contribution requirements of Condition Q would apply to an assisted living facility <br />because they feel that it's not a traditional dwelling type structure. They are also asking that if, if <br />those requirements do apply in Condition Q, they would like relief from the parks and roads <br />contribution components because they are, they believe that their facility will provide <br />transportation and recreational amenities on site, so the impact to the public parks and roads <br />wouldn't be as significant. <br />This is a view of Kahaopea Street looking west towards the highway. The property is on the right here. The proposed <br />driveway would generally be located in this location here at the bottom of the hill. You can see <br />there's quite a steep grade. This is standing over <br />near the Puainako Shopping Center sidewalk looking towards the property so, you can see the <br />intersection. <br />The Planning Director is recommending a favorable recommendation be forwarded to the <br />Council for all of the requests to amend Conditions C, G, and Q. We also provided to you this <br />morning a yellow piece of paper with some revised conditions, and those are related to Condition <br />G and Condition I, and it's just to clarify a few points of those conditions. <br />EXHIBIT A <br />3 <br />
