I Iawaii 7 MK: 8-I-7: 10, reports as <br />follows: <br />Bill No. 9d amends Section 25-8-4 (South Kona District Zone Map)_ Arlidc 8, Chapter 25 (Coning <br />Code) of the 1{awaii Counh~ Code, by changing the district classiticatiun for approximateh <br />6.910 acres of land ti-om an agricultural (A-Sa) to a Family Agricultural (FA-3a1 zoned district. <br />The ilag-shaped subject property. owned in fee by the applicants_ is located in the Kona Kali <br />Farms Subdivision approximately 676 feet west ofMamalahoa flighway.:~ 25-tix~l wide driveway <br />leads to the highway. A 4-bedroom single-family dwelling is located on the mauka portion of the <br />project site. The remainder of the parcel includes 2>0 mature macadamia nut trees and about <br />900 coffee trees. <br />On November 27. 1985. Final Subdivision Approval for the Kona Kali Farms Subdivision was <br />granted. On February 1, 1996. the planning Commission approved Special Permit No. 9?d to <br />allow the establishment of a 2-unit bed and breakfast establishment within his 4-bedroom single <br />family dwelling. <br />The applicant proposes to subdivide the property into two lots, each consisting of approximately <br />3 acres. and sell the upper portion of the property which includes the Bed and Breaklast and <br />approximately 120 macadamia nut trees and 820 coflee trees. 'hhey will retain about 3.3 acres and <br />plan to plant another 2,000 votive trees and some other fniit trees. <br />The State Land Use designation is Agricultural. l~he Ll1PAG map designation is Orchards, which <br />includes rocky agricultural lands used for macadamia nuts, papaya, citrus and other similar <br />agricultural products. <br />fhe Kona Regional Plan, adopted by the Planning Commission in April 1984. recommends that <br />the project site remain in A-Sa. <br />The property is not located within the Special Management Area. <br />
