As noted ea1ier <br /> however, while the Applicant would not have any objections in dedicating <br /> the required rights-of-way at any point in time, it would appreciate <br /> consideration in having their improvements deferred until a new structure <br /> is built on the subject site. <br /> AlthouC1h the potential for unearthing archaeological features on the site <br /> is remote, if any inadvertent discoveries are made during any phase of <br /> this project, the planning Department will be notified. Work will resurne <br /> only upon receipt of proper clearances from said agency. <br /> If required, additional landscaping will also be incorporated within the <br /> project site, as well as along the boundaries adjacent to the neighboring <br /> residences to the north. The landscaping would be consistent with the <br /> Planning Department's landscaping rules. <br /> D. Alternatives to the Proposed Projec <br /> I. No Project <br /> Under the status quo alternative, the subject site would remain in its <br /> present residential use. <br /> Under this scenario, the site would not be utilized to a use that <br /> services the community while keeping the residential flavor of the <br /> immediate neighborhood. <br /> 2. Development Based on Existing RS-10 Zoning <br /> Under this alternative, the land could not be further subdivided. It <br /> would, however; be possible to construct an additional dwelling with <br /> an "ohana" permit on each of the lot, resulting in a total density of <br /> four {4} homes_ <br /> However, the site's proximity to commercial and industrial uses and <br /> the heavily traveled Kanoelehua Avenue and Kekuanao`a Street <br /> would make it less desirable for more intensive residential uses. <br /> 13 <br />
