Statement of Obiectives and reasons for the request <br /> The reason and objective for the requested change of zone is to allow for the <br /> development of a 33 single-family subdivision with lots to be sold to the general public <br /> in order to provide additional housing opportunities for island residents. The median <br /> sale price of single-family dwellings on Hawaii Island increased 20% between January <br /> 2021 and January 2022, primarily due to the lack of inventory. The Project Site, situated <br /> within that portion of the City of Hilo that has been long-established as a residential <br /> community, is an appropriate location to provide for additional housing opportunities <br /> for our island residents. <br /> 4. Proposed Project Details {see Figure 3—Proposed Subdivision Plan) <br /> a.
