MURAKAIVII <br /> REQUEST: Single Family Residential 15,000 (RS-15) to Single Family Residential <br /> 10,000 (RS-10) <br /> TAX MAP KEY: (3) 2-4-10: 31 <br /> <br /> <br /> A) SUBJECT REQUEST <br /> 1) Details of the Proposed Development: <br /> <br /> a) Project description: Arnold H. Hara and Lillian K. Murakami are <br /> requesting a Change of Zone for approximately 22,140 square feet of land <br /> from a Single Family Residential 15,000 (RS-15) to a Single Family <br /> Residential 10,000 (RS-10) zoned district. The property is located along <br /> the west side of Kehaulani Street, approximately 420 feet north of the <br /> Kawailani Street-Kehaulani Street intersection, Waiakea Homesteads, <br /> First Series, Waiakea, South Hilo, Hawaii. <br /> <br /> Hatsuko Hara holds a life interest in the subject property and her children, <br /> Arnold H. Hara and Lillian K. Murakami, the applicants, are joint tenants <br /> with rights of survivorship. The applicants are proposing to subdivide the <br /> 22,140 square foot parcel into two lots. Proposed lot 6-B will consist of <br /> approximately 10,119 square feet of land and will retain the existing single <br /> family dwelling in which Hatsuko Hara will continue to reside. Proposed <br /> lot 6-A will consist of approximately 12,021 square feet. The subdivision <br /> application will be submitted immediately after the approval. of the change <br /> of zone request. Trisha Murakami, Lillian's daughter, intends to build a <br /> new single family dwelling on proposed lot 6-A upon receipt of final <br /> subdivision approval. <br /> <br /> b) Statement of objectives and reasons for the request: Trisha Murakami <br /> currently resides with her grandmother, Mrs. Hatsuko Hara on the subject <br /> property. The approval of the change of zone request will allow Ms. <br /> Murakami to build her own home while still being in close proximity to <br /> her grandmother to provide assistance when necessary. <br /> <br /> c) Timefframe and cost: The applicants will submit a subdivision <br /> application immediately upon approval of the change of zone request. A <br /> Building Permit application will be submitted upon receipt of final <br /> subdivision approval. Construction of the new dwelling will begin within <br /> one year from the date of final subdivision approval. The estimated cost <br /> of the proposed project is $200,000. <br /> <br /> d) Traffic impacts: The traffic impacts generated by one additional single <br /> family dwelling will be minimal and is not expected to adversely affect <br /> traffic on the adjacent roadway system. <br />
