Parking space shall be open and joint to all users of the Complex. <br />6. Use. The premises may be used and occupied for general office use for ARC. <br />7. Use of Premises and Compliance With Law. The County and ARC agree to the <br />following terms and conditions regulating the use of the premises: <br />(a) ARC shall not perform any acts or carry on any practices which may be <br />injurious to the building, or is a nuisance or menace to other tenants in the <br />building, and agrees to maintain them with particulaz attenfion being paid to <br />their orderliness, safety, cleanliness and quality.. <br />(b) ARC shall not pemmit the premises to be used for any improper, offensive, or <br />unlawful purpose or for any purpose which will increase the existing rate of <br />inc„rance on the property. ARC will keep the premises in a strictly clean, safe, <br />neat and sanitary condition, and will observe, perform and comply with all <br />laws, statutes, ordinances, rules and regulations of the health and other <br />government authorities applicable to the premises and of all inc„ra„ce policies <br />at any time duly issued or in force which are applicable to the conduct of <br />ARC's business on or about the premises or any part thereof, and will defend , <br />the County against all actions, suits, damages and claims by whomsoever <br />. brought or made by reason of the nonperformance or nonobservance of such <br />laws; statutes, ordinances, rules and regulations or of this covenant. <br />(c) . ARC shall not commit or suffer to becommitted-any waste in or upon the <br />premises or the property or maintain any public or private nuisance or any <br />other action which may interfere with or disturb the quiet enjoyment of any <br />other tenant ofthe property. <br />(d) ARC shall not maintain, place or store any items in any common area of the <br />premises, including parking areas, without the specific written consent of the <br />County. <br />(e) .ARC shall not install or place any exterior signs or other displays on or upon <br />the premisesand/or the property without the prior written consent of the <br />County. The County shall have the right to establish such specifications and <br />reshictions for exterior ARC displays and signs as the County, in the County's <br />sole discretion, shall determine. <br />8. Rule and Regulations. The County shall have the right to promulgate rules and <br />regulations to police, regulate traffic in, control pazking and common area use <br />(including comrolled access or paid parking), restrict exterior ARC advertising, <br />22020014 3 <br />
