DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> 8. Subject Property: The property is a relatively level approximately 21,050-square foot <br /> parcel. There is an approximately 50-year old single-family dwelling on the property. <br /> The remaining portion of the parcel is not improved. . <br /> 9. Surrounding Zoning and Land Uses: The land uses in the immediate area are a mix of <br /> commercial, industrial and some residential uses. Hilo International Airport is zoned <br /> ML-20 and located east of the property. Commercial and/or industrial uses nearby <br /> include warehousing, aviation related uses, and office buildings. Immediately adjacent <br /> properties are zoned ML-20 to the north(Isemoto Contracting base yard), MCX-20 to the <br /> south, and RS-10 to the west on Kalanikoa Street. The recently constructed Oceanic <br /> Time Warner building, Sherwin-Williams store, Tracy Lewis building and the Aloha <br /> Petroleum gas station are located to the south of the project site. <br /> 10. U.S.D.A. Soil Type: Keaukaha extremely stony muck, 6 to 20 percent slopes (rKFD). <br /> The Keaukaha Series consists of well drained, thin organic soils over pahoehoe lava <br /> bedrock. <br /> 11. Land Study Bureau's Productivity Rating: Unclassified. <br /> 12. Noise Impacts: Existing ambient noise includes airport/aviation use, traffic, wind and <br /> foliage. Short-term noise impacts associated with the project will be temporary with <br /> compliance to all applicable State rules governing construction noise abatement. <br /> 13. Air Quality: Fugitive dust during construction can be mitigated by compliance with the <br /> Department of Health's regulations. The only impact to air quality would be associated <br /> with vehicular traffic to and from the site. <br /> 14. FIRM: Zone "X", an area outside of the 500-year flood plain. <br /> 15. Coastal Hazards: The property is not an oceanfront parcel, and will not affect, or be <br /> affected by shoreline processes. <br /> 16. Recreational Resources: The proposed development will not reduce the size of the <br /> coastline or other areas used for public recreational uses. <br /> 17. Visual Resources: The proposed project will not affect the line-of-sight toward the <br /> ocean. <br /> -2- <br />
