BPDiniitiated-Kukuihaele.jwd-11/18/16 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> BACKGROUND REPORT <br /> PLANNING DIRECTOR INITIATED <br /> STATE LAND USE BOUNDARY AMENDMENT (SLU 16-000046) <br /> REQUESTED ACTION: AGRICULTURAL TO URBAN <br /> CHANGE OF ZONE (REZ 16-000214) <br /> REQUESTED ACTION: V-25 AND A-40a TO RS-5a AND RS-10a <br /> TMKs: 4-8-006: 003.013 & 069 <br /> THE PLANNING DIRECTOR has initiated the following actions: <br /> a) Reclassify land from the State Land Use Agricultural to Urban District, covered <br /> by Tax Map Key 4-8-006: Portion of 003; and <br /> b) Reclassify lands from Resort-Hotel (V-25) and Agricultural (A-40a)to Single <br /> Family Residential (RS-5a&RS-10a) covered by TMKs: 4-8-006:003, 013 <br /> & 069. <br /> The properties are the site of the formerly proposed Trees of Kukuihaele development located <br /> within Kukuihaele, makai of the Honoka`a-Waipi`o Road (Highway 240) and the old <br /> government road, Waikoekoe and Kanahonua, Hamakua, Hawai`i, TMK's: 4-8-006: 003, 013 <br /> & 069. <br /> PLANNING DIRECTOR'S INITATED REQUESTED ACTIONS <br /> 1. Requested Actions: The Planning Director is initiating actions based on a written <br /> request submitted to the Planning Director by the owner of the properties. The requested <br /> actions include: <br /> a) reclassify a small portion of TMK: 4-8-006: 003 from the State Land Use <br /> Agricultural to the Urban District to be consistent with the majority of the parcel, <br /> and to <br /> b) reclassify lands from Resort-Hotel (V-25) and Agricultural (A-40a) to Single <br /> Family Residential (RS-5a& RS-10a) covered by TMKs: 4-8-006:003, 013 <br /> & 069 due to inactivity and noncompliance with conditions of Change of Zone <br /> Ordinance No. 01-22. <br /> The recommendation also proposes that conditions within Ordinance No. 01-22 be <br /> repealed. TMK: 4-8-006:003 is presently zoned V-25 and a small portion is zoned <br /> -1- <br />
