plans to develop about 6,800 square feet of leasable office uses and about 6,800 square <br /> feet of leasable retail space on the portion of the property not being occupied by the <br /> assisted living facility. Access to the property will be from a driveway from Kahaopea <br /> Street, directly across from `Awapuhi Street. There will be no access at Kanoelehua <br /> Avenue (Highway 11). The property will be filled to level the buildable areas, due to the <br /> topography and intermittent flow of water that runs across the makai portion of the <br /> property. (P.D. Exhibit 1- Site Plan Al dated) <br /> APPLICANT'S REQUEST <br /> 2. Applicant's Request and Reasons for Request: The applicant requests the following <br /> amendments to Conditions C, G and Q of Ordinance No. 12 111: <br /> a. Time extension to secure final subdivision approval: The applicant is requesting a <br /> 5-year time extension to comply with Condition C, which required that Final <br /> Subdivision Approval for consolidation and re-subdivision of the subject property <br /> be secured within five years from the effective date of the ordinance, or by August <br /> 10, 2017. <br /> According to the applicant, the time extension is being requested because more <br /> time is needed to develop the assisted living facility. The delay in developing the <br /> property was due to the applicant's pending purchase of the property, its <br /> development plans which are significantly different from previous plans for the <br /> property, and the existing FEMA approval, issued September 2014, for drainage <br /> improvements do not include engineering plans related to constructing the access <br /> driveway along the `Awapuhi Street extension, which is partially in Flood Zone <br /> AE. <br /> b. Modify the timing of installing drainage improvements: The applicant is <br /> requesting that Condition G be amended to change the timing of installing <br /> drainage improvements and securing approvals from FEMA. The applicant is <br /> requesting that Condition G be modified as shown below. Material requested to <br /> be added is underscored. <br /> -2- <br />
