Arakaki, Chairman <br />and Members of the County Council <br />County of Hawaii <br />25 Aupuni Street <br />Hilo, HI 96720 <br />Dear Chairman Arakaki and Members: <br />Change of Zone Application (REZ 03-025) <br />Applicant: Lehua Lani, LLC <br />Request: A -5a to RS -7.5 <br />Tax Man Key: 7-5-20:71 and 72 <br />The Planning Commission, after a duly held public hearing on December 4, 2003, voted to <br />recommend for your approval the proposed legislative bill to change the district classification for <br />approximately 10.1 acres of land from the Agricultural 5 -acre (A -5a) to a Single Family <br />Residential — 7,500 square foot (RS -7.5) zoned district. The property is located along the east <br />(mauka) side of Alii Drive, between the Alii Lani Condominium and the Alii Garden <br />Marketplace and across from the Kona By The Sea and Kona Riviera Villas condominium <br />complexes, Puapuaa 2Id, North Kona, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicant is requesting a Change of Zone from an Agricultural (A -5a) zoned <br />district to a Single Family Residential (RS -7.5) zoned district to develop a 58 -unit single <br />family Planned Unit Development (PUD) for approximately 10.1 acres of land. The <br />applicant intends to construct 58 single-family residential dwellings on lots ranging from <br />4,000 to 6,000+ square feet, and about a %z acre open space/archaeological preserve park <br />adjacent to the planned Alii Parkway. <br />
