Thus, no historic properties <br />will be affected by this undertaking." <br />Therefore, the reclassification of 4.182 acres from the Agricultural to the Urban <br />designation will not be detrimental to the reduction of this area from the agricultural land <br />inventory in the County of Hawai `i. Based on the above, the approval of the State Land <br />Use Boundary Amendment to the Urban District complements the State Land Use <br />District Regulations and is supportive of the State of Hawaii Plan. <br />Change of Zone <br />The applicant is requesting a change of zone for approximately 13.478 acres: <br />• TMK: 2-8-8: Por. 3 and Por. 95, approximately 1.462 acres, from Limited <br />Industrial (ML -20) to Single -Family Residential (RS -20). This area <br />includes portions of Bulk Lot 83, 70 and Roadway Lot 93. <br />• TMK: 2-8-8: Per. 3, approximately 1. 194 acres, from Village Commercial <br />(CV -10) to Single -Family Residential (RS -20). This area includes a <br />portion of Bulk Lot 70. <br />• TMK: 2-8-8: Per. 3, Por. 95 and Por 104, approximately 6.64 acres, from <br />General Industrial (MG -5a) to Single -Family Residential (RS -20), location <br />of the mill site. This area includes portions of Bulk Lots 70, 83 and <br />Roadway Lot 93. <br />• TMK: 2-8-8: Por. 95 and 103, approximately 4.182 acres within Lot 91, <br />from Agricultural (A -20a) to Limited Industrial (ML -20), concurrent SLU <br />Boundary amendment from Agricultural to Urban. <br />The net result of the proposed rezoning is, in effect, a downzoning or <br />reduction in the allowed use from the current zoning for both the industrial and <br />residential areas. The current ML and MG zoning, consisting of 8.102 acres, <br />would be replaced by 4.182 acres of new ML zoning, so the total area zoned for <br />industrial use would be less. There would be 9.296 acres of new RS -20 zoning. <br />The RS zoning would allow 20 homes to be built, but under the terms of the <br />Settlement Agreement and the current SMA permit request, only 3 homes would <br />be built in the RS -20 zoned area.
