Background and County Environmental Report <br />Attachment to Change of Zone Application <br />Agricultural 40 -acres (Ag -40a) to Family Agricultural 4 -acres (Fa4a) <br />Tax Map Key: 6-4-017: 040 <br />Puukapu, Waimea, South Kohala, Hawaii <br />A. SUBJECT REQUEST <br />Details of Proposed Use/Development <br />8 <br />A. Project Description: Subdivide existing 43 acre parcel into Vlots of <br />approximately 4+ acres each. <br />B. Statement of Objectives and reasons for the request: The owner wants to make <br />available more smaller sized family agricultural lots for family members and <br />individuals for small scale farming or grazing. It is not practical farming to raise <br />15 or 24 head of cattle on a 43 acre lot. Raising cattle will require 200 to 350 acres <br />to be practicable. There are many problems from the adjoining residential <br />subdivision located on the Hamakua side of this lot. <br />C. Number of acres: Original lot is 43.88 acres. <br />5 <br />D. Proposed Lots: lots at 4+ acres each. <br />E. Time frame and cost: Plan is to begin development process (land survey, civil <br />engineering and construction) as soon as rezoning amendment is granted. <br />Subdivision design process will take approximately 6-8 months and construction <br />would take approximately 3-6 months. Estimated cost of construction <br />improvements approximately $200,000.00. <br />F. Membership.....: Not Applicable <br />G. Parking Arrangement: Not applicable <br />H. Traffic impacts: Not expected to substantially affect traffic in the area. <br />1.
