The property is located on the mauka side <br /> of Alii Drive across from Huggo's Restaurant and the Royal Kona Resort Hotel complex, <br /> Kailua-Kona, Puaa 3rd, North Kona, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> Favorable consideration of the change of zone: <br /> The applicant is requesting a Change of Zone from Multiple-Family Residential <br /> 1,000 square feet (RM-1) to Resort 750 square feet (V-.75) to develop acommercial- <br /> residential complex consisting ofmulti-family units and commercial uses. The applicant <br /> is requesting the change of zone because the multiple-family residential units are allowed <br /> under the current zoning but the commercial uses aze proposed aze not permitted. The <br /> proposed development, expected to Like approximately 18 months, includes: <br /> • 67 multi-family units in a maximum 45-foot high multi-story building, with 4 <br /> one-bedroom units and 63 two-bedroom units.
