As such, the project now includes only TMK: 2-2-36: 102 & <br /> 103 on the west side of Laukapu Street. Proposed are four (4) two-story structures <br /> <br /> approximately 25 feet in height. (Exhibit 2 - April 24, 2006 letter from applicant) <br /> <br /> 3. Timetable: Commencement of construction is proposed by early 2007, with occupancy <br /> by the end of 2007. <br /> <br /> 4. Cost of development: $8,000,000.00 <br /> 5. Landowner: Ivan S. Mochida Trust and Yaeko Aburamen Trust. <br /> <br /> OTHER INFORMATION <br /> 6. Proposed RM zoning: <br /> <br /> • Height limit - 120 feet in the City of Hilo, 45 feet elsewhere. <br /> <br /> • Setback - front and rear, 20 feet; side yards 8 feet for a one-story building, plus an <br /> additional two feet for each additional story. <br /> <br /> • Landscaping - required on a minimum of 20% of the total land area of any building <br /> site, exclusive of parking areas. <br /> <br /> • Other regulations - more than one main building on any building site allowed; <br /> distance between main buildings on the same building site shall be at least 15 feet; <br /> <br /> submittal of plans for plan approval. <br /> STATE AND COUNTY PLANS <br /> <br /> 7. State Land Use Designation: Urban. <br /> 8. General Plan LUPAG Map: Medium Density Urban for parcels 102 and 103 (Mochida <br /> <br /> properties located on the west side of Laukapu Street), and Industrial for parcel 60 <br /> (Aburamen property located on the east side of Laukapu Street). A General Plan <br /> <br /> Amendment would be required to allow the proposed use on parcel 60.
