Until such time that the General Plan amendment is approved by the County <br /> <br /> Council, the requested zone change would be inconsistent with the current General Plan <br /> LUPAG designation of Industrial for parcel 60. <br /> <br /> 9. County Zoning: RS-10. <br /> <br /> 10. Hilo Community Development Plan: The Hilo Community Development Plan adopted <br /> by Resolution No. 1 on May 21, 1975 designates this area as RS-10. <br /> <br /> 11. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management area. <br /> <br /> 12. Special Management Area: The SMA is a part of the Coastal Zone Management <br /> Program regulated by the County. The project site is not proximate to the shoreline and <br /> <br /> not located in the SMA. <br /> DESCRIPTION OF PROJECT SITE AND SURROUNDING AREA <br /> <br /> 13. Subject Properties: The project site consists of three parcels, two (parcels 102 and 103) <br /> on the west side of Laukapu Street, and one (parcel 60) east of and across the street from <br /> <br /> parcel 102 on Laukapu Street. Parcels 102 and 103 are contiguous to each other, and <br /> <br /> consists of approximately 67,500 square feet in size. Parcel 60 is approximately 22,900 <br /> square feet in size. There is a single-family dwelling and garage structure on the large site <br /> <br /> (parcels 102 and 103) which is currently being used for storage. With the exception of the <br /> dwelling, the site has been cleared and graveled. Parcel 60, the smaller site, is also <br /> <br /> improved with a single-family dwelling currently rented on a monthly basis. This parcel is <br /> fully improved and landscaped. <br /> <br /> 14. Surrounding Zoning and Land Uses: The land uses in the area are a mix of residential <br /> and commercial uses. Surrounding properties are zoned RS-10 and immediately adjacent <br /> <br /> properties are in residential uses. There is a medical office on the northwest comer of <br /> Laukapu and Lanikaula Streets, approximately 300 feet from the project area. At the <br /> <br /> southeastern corner of the intersection, there is a commercialAight industrial complex. <br /> <br /> <br /> <br /> <br /> -3- <br />
