The property is <br /> located along the south side of Kaawaloa Road approximately 800 feet makai (west) of the <br /> Kaawaloa Road-Napoopoo Road intersection at Ka'awaloa, South Kona, Hawaii, <br /> TMK: 8-i-9:18,19,21 and Portions of 20,22, 23, & 24 (hereinafter referred to as "property"). <br /> GF.NF. Ai. INFORMATION <br /> 1. Ownership: Seamount Enterprises, LLC, dba Ka'awaloa Orchards, is the owner of <br /> the property by warranty deed dated May 14, 1997. <br /> <br /> PROPOSED DEVELOPMENT <br /> 2. Request: The applicant proposes to develop a 7-lot planned agricultural community on <br /> 22.511 acres of land. According to the applicant, "The agricultural project proposed <br /> by the requested Agricultural Project District is intended to convert an existing tropical <br /> fruit orchazd operation on 22.511 acres of land, situated at Ka'awaloa, South Kona, <br /> Hawaii (the 'Project Area'), into a planned agricultural community, which maintains <br /> the orchards, provides for the establishment of farm dwellings accessory to the <br /> orchazds, and establishes certain protective covenants for the maintenance of the needed <br /> infrastructural facilities and systems to support the agricultural operations (the <br /> 'Project'). The layout of this Project is shown on the Master Conceptual Plan, attached <br /> as Exhibit ' 1'. <br /> 3. Conceptual Plan: The features of the project include the following: <br /> "(1) The subdivision of the pazcel into seven lots range in size from 3 acres to <br /> approximately 3.5 acres.
