SPRINGER: Greg? Thank you. You referred us to one of the conditions that addressed <br />off-site improvements. I'm wondering if -, just to make sure that I'm on the right page. if that's <br />Condition I. <br />MOOERS: That is correct, I and J. <br />SPRINGER: Thank you. Commissioners, do you have any questions or comments to <br />the Applicant at this time? Commissioner Graham. <br />GRAHAM: Greg, one thing that jumps to my attention is I believe the existing <br />subdivision, like Kona Heights or like RS -15s, and Jeff showed us the new ones that went in just <br />below, the RS -20s, so it feels like you're really representing a high density RS -10 that doesn't <br />really conform with the neighboring areas, and it feels to me as a Planning Commission <br />representative, like the neighbors are sort of a constituency who are already there, so I'm <br />concerned about the higher density and their concerns. <br />MOOERS: Well, to be honest, the density is there to try to increase the number of <br />facilities charges and water that will help pay for the water system. The higher density, and I <br />think you'll see this throughout this area, is that the increased number of lots is what will pay the, <br />for the roadways. The impact related fees, as you recall, the impact related fees which are now <br />$9,000 a unit would obviously be substantially higher in this case than if it were half the density. <br />GRAHAM: Okay. Thank you. <br />DARROW: Could I make a -, interject for a moment? <br />SPRINGER: Sure. <br />DARROW: These areas here are zoned RS -15. The Kona Heights Subdivision is <br />actually zoned Ag -5. In looking at the sizes of these lots, they range from 7,500 square feet on <br />up to over 10,000, so they all -, these are also non -conforming smaller type of residential lots that <br />are located directly adjacent to this subject request. <br />SPRINGER: Thank you, Jeff.
