The property is <br /> located mauka of the Queen Kaahumanu Highway, adjacent to and ending mauka of Lowe's, <br /> approximately 400 feet north of Malulani Gazdens Subdivision, Lanihau l5t and Mceauoa 1 S` and <br /> 2"a North Kona, Hawaii, TMK: 7-5-3: 7, 8 and 9. <br /> PROPOSED DEVELOPMENT <br /> 1. Request: Change of Zone from A-Sato RA-1 a (approximately 97.347 acres) and RM- <br /> 3.5 (approximately 10.829 acres) to develop "The Kona Coffee Estates": <br /> • 57 residential agricultural lots each averaging over one acre in size (proposed RA-1 a <br /> zoning) <br /> • 16 units of attached for-sale affordable housing (approximately five acres, proposed <br /> RM-3.5 zoning) <br /> • a Salvation Army complex, which will include a church, pre-school, community <br /> service store and administration facility (approximately five acres, proposed RM-3.5 <br /> zoning) <br /> The proposed project does not include the 17.6-acre Mohala Commercial Village (Lowe's <br /> Home Improvement Center) located between the project site and Henry Street. <br /> 2. Objective: The project proposes to meet the demand for an expanded residential <br /> neighborhood with agricultural uses in a community setting, along with affordable <br /> housing and a community service complex. The applicant seeks to provide a project that <br /> is responsive to the particular site chazacteristics, is sensitive to the environmental and <br /> cultural resources of the site, and meets the market demand for a variety of housing <br /> products in an attractive and safe community setting. Housing problems continue to exist <br /> for the low and moderate income groups in the North Kona district.
